While a job transfer to another City or State may be the determining factor, or you may have a change in your lifestyle such as retirement, or you may have to sell due to a financial situation.

If you have outgrown your present home or you now may be able to afford a newer home and you are ready for that move. Whatever the reason you should be certain that you are ready to sell your home.

What is my home worth?
Often Homeowners have a sense of the worth of their home but this concept is different the sales potential of a home. Where the home is located, along with the appearance of the house, size, condition, the surrounding neighborhood, and the overall environment all go into the make-up of a home's sales potential. I can give you assistance in arriving out the sales potential of your home including information on recent sales of comparable homes in your area. A home that is priced right is a home that sells well.

Is this the right time to sell my home?
Factors as to when it may be the right time to sell you home may include the current cost of a obtaining a mortgage which is often referred to as the interest rate. Recently mortgage interest rates have been an all time low and the supply of loan money for housing has been plentiful.

Homeowners often consider the time of the year with the most popular time to move being the summer months especially when children are out of school.. The best time to list your home, if that's the case, is in early Spring to have the most exposure to the market.

What should I do get my house ready to sell?
Homeowners desiring to sell their home should ask themselves how their house looks to them when they first enter the street on which the house is located. What is you first reaction to the dwelling? Does the house and the grounds make a good first impression to you? If not perhaps it is time to make some improvements. Exterior improvements should not cost too munch, unless your home has some major maintenance issues. Planting flowers and brighten up some painted areas, trimming shrubs and trees, eliminate brown spots in the lawn don't take much effort or are expensive steps.

Interiors of the home should be bright and cheery. Pull the blinds and drapes back to let more light in, windows should be clean, areas dusted. Pet, smoke, and other odors should be neutralized.

Ohio law requires each house being shown for sale to have a disclosure form that provides some history and condition about the house available for prospective buyers to review.

What if you found the house you would like to buy?
You could wait until you sell your current home or you could place a contingency clause in the purchase contact indicating that you must sell your current home before closing on the one you would like to purchase or you can rent your current home out. The latter option requires additional effort to secure a tenant carrying two mortgages perhaps.

How can I help the sale of my home?
As a seller of a home you may assist in the sale by offering incentives to prospective buyers such as paying points which reduces the rate or interest on the buyers loan, you may pay non-recurring closing costs at the settlement. Some sellers offer holding a second mortgage for the buyers who cannot qualify for the full amount of the purchase.
